About this property
A superbly extended 5 bed semi with amazing open-plan kitchen/diner/family room, backing on to the cricket field in the sought-after village of Bishopthorpe.
DESCRIPTION In an enviable position on the favoured North side of Myrtle Avenue, this property provides a wonderful lesson to show what can be done with a traditional semi. It has retained its main sitting room on the ground floor and bedrooms on the first floor, but has otherwise been transformed into a sizeable home, with a fantastic open plan kitchen/diner with central island and seating area, open to a living/family room with doors on to the garden. The master bedroom suite is also superb with views across the cricket field, a separate dressing room and fabulous ensuite. The loft has been converted to create a lovely guest bedroom.
The house also benefits from a gas central heating system, including underfloor heating throughout the ground floor (save the sitting room), double-glazing and solar panels which provide a source of electricity and additional income from an excess energy fed back into the national grid.
ACCOMMODATION To the ground floor:
Entrance hall with engineered oak flooring; open to cloakroom area and door to integral garage; inner hallway with office area under the stairs; guest WC; sitting room with bay window to front and feature fireplace; utility room; kitchen/diner with doors to the garden; family room also with doors to the garden.
Master bedroom suite with large bedroom, dressing room with hanging and shelving units, ensuite shower room; 3 further double bedrooms; house bathroom; stairs to second floor.
Guest bedroom with velux windows and ensuite WC; landing; Study (with restricted head height).
OUTSIDE Like many of the properties on this side of Myrtle Avenue, the plot width is very generous and has allowed the addition of a 2 storey extension plus good side access through double timber gates. There is ample parking for cars at the front, plus a pretty landscaped garden behind a dwarf wall.
At the back is a lovely lawned garden, patio area and borders. The rear boundary backs on to the village cricket field and there is gated access to it, creating an open aspect without any properties overlooking from that side. It has the added benefit of allowing children easy access from the garden to the playing fields through the gate, making this an amazing place for families.
There is an integral garage, access either by an internal door to the house or via double timber doors to the driveway.
LOCAL AREA Myrtle Avenue is a very popular street in the favoured old part of Bishopthorpe Village, constructed in the 1930s by local builder W J Simpson, after whose daughter the street is apparently named. It is a quiet cul de sac with all properties on the North side having access to the cricket field behind.
Bishopthorpe itself has become one of York’s most prestigious villages – with good reason. Both the local infant and junior schools are excellent and senior school catchment offers the choice of Fulford, Tadcaster Grammar or Millthorpe. Access into York (just over 3 miles away) is simple, either by car, bicycle or via the half hourly bus services. For those needing access further afield, the A64 is only a mile or so away by car and Leeds around 22 miles.
The village is extremely well-served by a range of amenities – 3 good pubs, various shops, hairdressers and barbers, chippie, library, doctors surgery, dentists, butchers, cafes and more.
VIEWING Strictly by appointment through Naish.
SERVICES Mains gas electricity water and drainage.
