Opportunities to buy properties towards the top end of the market in Bishopthorpe are few and far between. Thornton House offers significant living space, set within a plot of approximately 1/3 acre, positioned at the end of a quiet lane and with lovely views across farmland.
The house benefits from wood double-glazed windows and gas central heating, but we estimate that the kitchen and bathrooms were installed in the 1990s and so would benefit from refurbishment. GROUND FLOOR Entry to the house is via a large entrance hall, with coat cupboard, staircase and guest WC. It has significant built-in wardrobe space and an ensuite bathroom, together with several large windows offering splendid views over farmland on one side and the gardens on the other. On the first floor, there are also 2 more double bedrooms, plus a good-sized house bathroom.
SECOND FLOOR On the top floor, the landing has a window to the rear, plus good cupboard space, and gives access to another 2 double bedrooms, plus separate wc.
OUTBUILDINGS To the rear is a double garage, with side door and electric roller-shutter door at the front. Adjacent to this is the games room with glazed doors and covered portico area. Beyond that is a massive greenhouse.
GROUNDS The house is approached off Copmanthorpe Lane via a block-paved driveway, with parking for several cars at the front, adjacent to pretty formal gardens that flow around the side of the house. The driveway continues around the other side, through imposing wrought-iron gates and to the garage at the back. In fact, the driveway splits at this point and part continues right to the bottom of the garden where the current owners have been able to hide away their caravan. This layout could continue or, alternatively, a section of the driveway could be removed to make way for further lawns or landscaping.
The rear gardens provide a fabulous space, arranged into different sections, with lawns, borders, various trees and shrubs and hidden section at the bottom for hiding anything from view. The total plot size is approximately 1/3 of an acre.
LOCATION Thornton House is right at the end of Copmanthorpe Lane, with no further vehicular access, and is one of just 3 large properties around 1/4 mile outside the village envelope. This affords them a semi-rural feel, with virtually no traffic and surrounded by farmland, but within a few minutes’ easy walk of the centre of the village.
Bishopthorpe itself has become one of York’s most popular and exclusive villages, thanks to its excellent facilities (with 3 pubs, various shops, doctors, dentists, etc), accessibility to the nearby A64, proximity to the centre of York just a few miles away, and regular bus service. It also has school options that are second to none, with an outstanding junior school and senior school catchment to any of Fulford School, Tadcaster Grammar and Millthorpe. York’s main independent schools of Bootham, St Peters, The Mount, The Minster School, St Olave’s, Queen Margaret’s and Queen Ethelburga’s are all within easy driving distance.
DIRECTIONS Copmanthorpe Lane is divided into 2 sections with a vehicular barrier part way along. Thornton House is located on the far section and should be accessed (by car) off Bridge Road, in turn off Appleton Road. At the end of Bridge Road, turn left and follow Copmanthorpe Lane to the end. If coming on foot or by bike, please enter Copmanthorpe Lane off Main Street and follow it all the way to the end.
